Services

Four service lines, fees stated plainly.

Leasing is 2 months' rent on signing, charged to both sides. Management is 10% of rent collected per month. Advisory work travels with a mandate. Nothing is charged that is not written here.

Commercial leasing

Both sides of the transaction, never both at once. Fees: 2 months' rent, payable on lease signing, charged to landlord and occupier equally.

Tenant representation

For occupiers taking space. A qualified brief, the benchmark band for your submarket on record, a shortlist of two to five options each with what is wrong with it, and one advisor through negotiation, LOI, lease execution and handover.

Landlord representation

For owners filling space. The asset benchmarked against current comparables, positioned in writing, marketed to named occupiers rather than a listing portal, with a monthly report on outreach, viewings and feedback.

Lease negotiation

Rent, escalation, lock-in, deposit, CAM, rent-free and fit-out timelines argued on your side of the table. Escalation at 5% every year is the market standard; we argue 4% and a cap, and we tell you when a term is fair.

Property management

The asset run properly month to month. Fee: 10% of rent collected per month, invoiced monthly.

Facility coordination

Day-to-day building operations, occupier requests and vendor supervision, handled on a standing rhythm.

Vendor management

Housekeeping, security, HVAC and electrical contracts tendered, supervised and renewed on merit.

Rent collection oversight

Invoices raised on time, collections tracked, arrears chased and reported.

Tenant relations

One point of contact for the occupiers in the building, so small problems never become disputes.

Asset performance monitoring

Occupancy, effective rent and building condition reviewed on a fixed schedule, with an annual asset read.

Marketing & tenant acquisition

Sold as part of a leasing or management mandate, not separately.

Property positioning

A written positioning for the asset: occupier profile, pricing against the current band, what the floor is and is not.

Occupier outreach

Direct contact with companies whose headcount plans match the floor plates — researched, personalised, followed up.

Property showings

Site visits arranged in days, with the occupier pre-qualified before the keys move.

Market positioning

Where the asset sits against current supply, and the terms that get it signed before competing supply lands.

Real estate advisory

Market analysis, benchmarking and strategy — part of a mandate, or by separate arrangement for larger portfolios.

Market analysis

Submarket conditions, vacancy, upcoming supply and what they mean for your floor or your search.

Rental benchmarking

The ₹ per sq ft per month band for your submarket on stated chargeable area, with comparables.

Investment advisory

What an asset is worth on current rents, and where the market is moving.

Portfolio strategy

Hold, lease or reposition decisions across multiple floors or buildings, with the numbers stated.

Every fee is invoiced off-platform in Indian rupees, on the terms stated above.
